When the timber company harvested the trees, they usually only remove trees that have a diameter of 6 inches (15.24 cm). This means, anything less than 6 inches has had time to grow and mature.
Trees in this area are typically composed of spruce, poplar, balsam and birch.

The Southwest corner of the property is only 860 meters through Crown Land to Frederick House River.

If you’re feeling adventurous, take Flint Creek by canoe to Frederick House River. Based on the satellite images, it looks like the creek is large enough to canoe on.

HOW TO ACCESS THE PROPERTY
From the North: At the intersection of Highway 11 and Chemin Porter Road (GPS coordinates: Lat 48.87019N, Long 80.86103W) (Signs for CH.Porter Rd). Head West on CH. Porter Road for 15.8 km. This will take you to a bridge that crosses Frederick House River. DO NOT CROSS THE BRIDGE.
There is a gravel road on the left hand side (the south side) before the bridge.
This is the beginning of what was an ICE ROAD for when they harvested the property we are selling plus 3 other private properties.
The ice road was constructed so that the timber contractor could haul out the wood that was harvested in the winter.
You can follow this former ice road for 6.3 kilometers right to the start of this property.
The former ice road is at best an ARGO/maybe ATV trail at best today.
We recommend using an ARGO on tracks to get to the property.
The ARGO/maybe ATV trail continues into and through the property to the other properties that were harvested.

The seller is willing to finance a sale as long as a buyer has a minimum of $35,000 for a down payment.
On a purchase price of $95,000, if a Buyer has a minimum of $60,000 as a down payment the seller will hold an OPEN MORTGAGE for $60,000 at an interest rate of EIGHT (8%) PER CENT.
The seller will hold an OPEN mortgage on your choice of the following terms;
