TREE RIGHTS COME WITH THIS PROPERTY other than the “Pine Trees” which are reserved to the Crown.
ABOUT THE TREES
It appears to us that the trees were harvest sometime between 2015 and 2020.
When the timber company harvested the trees, they usually only remove trees that have a diameter of 6 inches (15.24 cm). This means, anything less than 6 inches has had time to grow and mature.
Trees in this area are typically composed of spruce, poplar, balsam and birch.
FREDERICK HOUSE RIVER
The Southwest corner of the property is only 860 meters through Crown Land to Frederick House River.
If you’re feeling adventurous, take Flint Creek by canoe to Frederick House River. Based on the satellite images, it looks like the creek is large enough to canoe on.
Whether it’s Crown Land or Creek, you will be in for an adventure!
Flint Creek meanders through the bottom half of the parcel.
This Creek is a great attraction for large game. Set up your tree stands and get ready for a successful hunt, year after year.
This Creek will definitely have speckled trout.
LIKE TO FISH?
Fishing in the FREDERICK HOUSE RIVER is an adventure on its own. This river is part of a large system of lakes, rivers, and streams, which connect Night Hawk Lake to Frederick House Lake and then continues North to the Abitibi River and then eventually connects with Moose River and ends up in Hudson Bay.
Whether you’re spinning, baitcasting or fly fishing your chances of getting a bite here are good.
The property terrain is relatively flat throughout
Topographic maps show roughly a 10 meter elevations difference from the southern portion to the northern portion.
OFF THE GRID
There is no electrical power sources close by so you will be completely off the grid.
Get your power from solar, wind, generator, propane or a combination of all or some of these.
This 159-acre parcel of land is surrounded by CROWN LAND on the North, East and West sides.
Thousands of acres of Crown Land as far as the eye can see, that you can use as your playground.
HOW TO ACCESS THE PROPERTY
From the North: At the intersection of Highway 11 and Chemin Porter Road (GPS coordinates: Lat 48.87019N, Long 80.86103W) (Signs for CH.Porter Rd). Head West on CH. Porter Road for 15.8 km. This will take you to a bridge that crosses Frederick House River. DO NOT CROSS THE BRIDGE.
There is a gravel road on the left hand side (the south side) before the bridge.
This is the beginning of what was an ICE ROAD for when they harvested the property we are selling plus 3 other private properties.
The ice road was constructed so that the timber contractor could haul out the wood that was harvested in the winter.
You can follow this former ice road for 6.3 kilometers right to the start of this property.
The former ice road is at best an ARGO/maybe ATV trail at best today.
We recommend using an ARGO on tracks to get to the property.
The ARGO/maybe ATV trail continues into and through the property to the other properties that were harvested.
