File 75- 14 acres on the Blanche River in NORTHEASTERN ONTARIO $40,000 Canadian
THE BLANCHE RIVER
Located in the UNORGANIZED GRENFELL TOWNSHIP in the District of Timiskaming in NORTHEASTERN ONTARIO.
Grenfell Township is west of the Town of Kirkland Lake and just east of Highway 11
The property fronts on both sides of the Blanche River between the Community of Swastika and Kenogami Lake.
Spring, Summer and Fall in northeastern Ontario are the best.
Fresh air, lots of sun and long, lazy days.
Absolutely perfect for getting out and exploring the great outdoors.
NATURALLY SEVERED INTO TWO PARTS
This is a unique property that is naturally divided by the waters of the Blanche River.
There are about 7 acres of property on each side of the Blanche River.
The east side of the property has about 1,515 feet of frontage along the Blanche River.
The west side of the property has about 1,310 feet of frontage along the Blanche River.
Because the river creates a NATURAL SEVERANCE, you can get an ONTARIO LAND SURVEYOR to survey the east or west portion of the property and have the surveyor register the survey and give it a REFERENCE PLAN NUMBER and you can legally sell one or both of these two parts.
The nice thing about this is that you don’t require any authority to grant you a severance as the river created the natural severance.
OFF THE GRID
There is no access to electrical power here but you can certainly be off the grid and on solar power.
WATER (BOAT) ACCESS ONLY
There are no roads leading to this property so you cannot drive to the property.
There is what appears to be a boat launch area at the end of Athenia Blv’d in the community of Swastika.
The location of this launch area is on Township owned land.
In a discussion with a local we are told that the locals use this this area for parking and launching their boats to the river.
Apparently this has been the practice for over 25 years or more.
The south end of the property is only a short 4.4 kilometer boat ride from the landing and launch area at the end of Athenia Blv’d in Swastika, Ontario.
We encourage any buyer to call the Municipality to satisfy themselves as to the legality of launching your boat on the Township owned property.
A review of the patent reveals that
SURFACE RIGHTS COME WITH THIS PROPERTY

There is a 1 CHAIN or 66FOOT SHORELINE ALLOWANCE along both sides of the river.
This Township is AN UNORGANIZED TOWNSHIP so there is NO OFFICIAL PLAN and NO ZONING.

ABOUT THE BLANCHE RIVER
The river begins as Sesekinika Lake in geographic Maisonville Township and flow west under Ontario Highway 11, turns south, heads through Kenogami Lake, then back under Ontario Highway 11 at the settlement of Kenogami Lake, flows under the Ontario Northland Railway (ONR) mainline and past Kenogami Lake Station, enters the municipality of Kirkland Lake and reaches the community of Swastika.
This is an enjoyable river to boat, canoe or kayak on.
Fish the river for your supper or take the opportunity to enjoy the local wildlife that forage along this river.

ABOUT THE PROPERTY
The Seller states that trees have not been harvested so there are mature trees on this property.
A review of the contour maps show that the property is quite level and there is a gradual slope down to the waters edge.
Overall the property is about 4-9 feet higher that the river level.
Some areas are banked higher than other areas.
I talked to an acquaintance of mine who likes to canoe and fish on the Blanche River and he says that the river has a slower speed and it averages anywhere from 4 feet deep to about 9 feet deep.
There are deeper areas and that is where he catches his Walleye.
