ABOUT THE PROPERTY
We did a patent search on this property and found that the property was patented by King George the Fifth to a Volunteer who served in South Africa and the Volunteer Militia on the Frontier in 1866.
The patent says that the property is 160 acres in size.
There is no road that goes to or into the property the property.
From the north, off Highway 539 there is a township road called Putnam Road that ends about 1,300 feet north of the property.
There is about 320 acres of Crown Lands to the immediate south of this property and those Crown Lands have frontage on Highway 539 so you can get a permit from the MNR to make an ATV/ARGO trail to get to this property.
You can possibly even get a permit to make a road to get to the property through the Crown Land..
The contour maps show that the property is a rolling type of land.
There is a large pond that originates in the northeast corner of the property.
The big game will like this and the moose will use it as a birthing area.
There are some very nice contours to this property.
You will find many spots to build your cabin on depending on what kind of view you want.

This property is not accessed by any road or trail.
Best access would be through the Crown Lands that adjoins this property to the south.
These Crown Lands have frontage on the east side of Highway 539 so apply to the MNR for a permit to create an ATV/ARGO trail or perhaps even a road to the property.
In winter it would be relatively easy to snowmobile to the property through the Crown Lands.

The entire district is prime moose hunting territory.
Moose are found all over the district, and live with a healthy deer population
With its combination agriculture of woodlot and bush, some years show evidence of heavier populations of moose in West Bay, while other years show larger deer populations.
West Nipissing is adjacent to, and part of Wildlife Management Unit 41 (north of Highway 17); the most popular hunting location in Ontario with its long moose hunting season.
In District 41, there is easy access to a large amount of Crown Land through various logging and access roads, where resident hunters can hunt anywhere.
West Nipissing also supports healthy bear populations, with excellent food production and climates.
The area is a popular bear hunting spot, as logging and forest access roads allow for easy entrance into bear management areas.
Hunting for woodland birds such as the ruffed grouse (partridge) is also a way of life in West Nipissing.
The healthy grouse population is supported by a good mix of berries and hawthorn, and close proximity to agricultural land.
Access from country roads to the bush is generally easy for outdoor enthusiasts.

West Nipissing is located in Fisheries Management Zone 11 – home to more than 40 different species of fish, from the tiny smelt which runs in the spring, to the might muskellunge, the furious warrior of the waters.
Myriad lakes and streams dot the area, creating an angler’s delight from Marten River to Crystal Falls.
The youngest of anglers can enjoy bringing in sweet tasting perch or colourful sunfish.
Other species include bullheads and catfish, ling, cisco, northern and gar-pike, herring, lake white fish, speckled, brook, lake and rainbow trout, carp, drum suckers and sheepshead.
The local bass families include rock, white, silver, small and largemouth.
Fish can be caught from shore, boat, and docks within easy walking distance of camps, throughout the year.

The closest community is the Town of Warren to the south on Highway 17
