WHERE IS APUNGSISAGEN LAKE?
This property and the lake are within the Township of Freeborn which is in the boundary of The Town Of Atikokan, in the Rainy River District of Ontario.
Freeborn Township is AN ORGANIZED TOWNSHIP.
PROPERTY SIZE
A review of the survey shows that the original property size was 44.79 acres.
Less 3.30 Acres to the C.N.R. and less 0.28 acres taken by the lake.
This leaves a NET PROPERTY SIZE OF 41.21 ACRES.
We believe that there are about 12 acres on the north side of the CNR tracks and the rest about 29 acres more or less are south of the tracks.
LAKEFRONT
The property survey from 1943 shows that the NORTHWEST CORNER of the property with a size about 0.28 acres is under the waters of the lake.
We estimate that there is about 180 feet to 200 feet of frontage on the lake.
The rest of the property has Crown Land between the property and the lake.
On average it is between 180 feet to 300 plus feet from the north line of the property to the lake. (see the aerial picture showing distances).

you will find Poplar Trees, Spruce Trees, Cedar trees along the shore and the odd Birch tree and odd White Pine.
PROPERTY SKETCH LOCATION
PLEASE NOTE: We have used the original survey from 1943 to locate the property lines on our aerial photos showing the property location.
We have placed the property lines where we believe they should be or at least be very close to where they should be.
There are some sites like "Geowarehouse" that show the property not touching the water so we contacted an Ontario Land Surveyor (OLS) to review the survey and to advise us wherther or not the original survey is correct and this is what the surveyor had to say after his review;
"Elio, in reviewing this property and in reviewing the original survey plan and description the property is directly abutting Apungsisagen Lake. Unless there has been any significant change in the water levels since the original survey it should still be abutting the lake.
Government websites that use the provincial parcel mapping to show property boundaries are not accurate and are only a depiction of the actual property limits. If we were survey the property now to mark the limits, it would be based on the original survey (attached)."
BASED ON THIS OPINION WE DETERMINE THAT THE PROPERTY HAS WATER FRONTAGE AS PER THE SURVEY.
ACCESS TO THE PROPERTY
There are two ways to get to this property.
FIRST WAY is by boat access.
A very short 2.6 kilometer or 1.6 mile boat ride from the launch area at the dam to the property.
This will take you to the front smaller portion of the property about 12 acres or so.
There is a boat launch area on the southeast side of the dam where you can launch your boat and park your vehicle off to the side.
SECOND WAY is to drive to the rear of the property to access the larger portion of the property about 29 acres or so which is south of the CNR tracks.
From Highway 11 get onto the MOONSHINE ROAD and drive about 6.8 kilometers to the rear of the property.
Moonshine Road is an old forestry road that was constructed by timber companies when Crown lands were harvested.
To our knowledge the road is not maintained in the non-winter months nor is it plowed in winter.
There may be times of the year when this road may be washed out or require some repairs.
An ambitious owner could approach the CNR and request a permit to create a crossing over the tracks and build a road from Moonshine Road, go over the tracks and to the shore of the property at the northwest corner.
This potential road would be less than about 1,800 feet long.
ZONING
The property is in an area that is zoned RD (Resource Development).
Permitted uses in this zone include the following:

We needed to make sure that we are giving a buyer proper information so we had the owner apply to the Township for a building permit.
A BUILDING PERMIT WAS ISSUED so we can safely state that YES, YOU CAN GET A BUILDING PERMIT FOR THIS PROPERTY!
SURVEY
We did a sear of the original patent of this property and found a copy of the original survey done by Ontario Land Surveyor E.P.A. PHILLIPS dated May 25, 1943.
The survey clearly shows that the northwest corner of the property is in APUNGSISAGEN LAKE.
The patent also states that ALL TREES standing are reserved to the Crown.

Crown Land abuts this property to the north, to the west and to the south.
ABOUT APUNGSISAGEN LAKE
APUNGSISAGEN LAKE is part of the Seine River system located just west of the Town of Atikokan in Northwestern Ontario.
The lake is about 3.4 kilometers or about 2.1 miles long and has a surface area of about 453 acres.
The MNR site Fish-On-Line states the following information about this lake;
The maximum depth of the lake is about 12 meters or about 40 feet deep and the average depth of the lake is about 3.5 meters or about 12 feet deep.
The lake is in Fisheries Management Zone 5.
Fish species in the lake include Walleye, Perch, Northern Pike, Lake Whitefish, Smallmouth Bass, Black Crappie and Pumpkin Seed.
