IN BEAUTIFUL NORTHEASTERN ONTARIO

Located in Clergue Township which falls within the boundary of The Town of Iroquois Falls.

Clergue Township is an ORGANIZED TOWNSHIP.

The Township is about 670 km (420 miles) north of Toronto.

The main access to the Township is Highway 11.

The City of Timmins is approximately 70 km (50 miles) to the west.

 

PROPERTY SIZE

This is a good sized property of 159.5 acres in size.

That is about half a mile square or 800 meters square.

 

ABOUT THE PROPERTY

This property was a homestead at one time in the past.

There are some small old fields and we could see where other old fields have grown in.

We found some evidence of where some buildings may have been in the past but no buildings remain today.

The property is relatively level and the contour maps do not indicate any marshy areas.

In fact the east section of the property is higher than the west section.

There are some small stands of trees where you can place hunting stands if you want.

We could also see moose beds in the old fields in addition to plenty of tracks.

 

ACCESS TO THE PROPERTY

At one time Kelso Road went right to the property and past it to the south.

When we visited the property in we drove to within about 500 meters of the property.

We parked the truck and walked in the 500 meters along the old road.

We couldn’t drive right to the property as someone had gotten stuck and rutted a portion of the road and just made a mess of a section of the old road.

This was probably done after a period of heavy rains when the ground was saturated.

There are THREE AREAS on the road that need to be fixed and if you do that then YOU COULD DRIVE RIGHT TO THE PROPERTY.

When you look at the pictures you will see the areas that need to be repaired and requires gravel to make it driveable.

It would also need to be brushed out along the sides.

The old road follows a road allowance and it is not maintained by the Municipality.

If you wanted to use this old road then you would have to maintain and plow it yourself.

 

LIKE TO HUNT?

There were so many moose tracks along the roadway that we joked that we should rename the old road MOOSE ROAD.

There were droppings all along the road PLUS we also saw plenty of bear piles.

I just about jumped out of my boots when I almost stepped on two grouse when walking to the property.

Located in WILDLIFE MANAGEMNENT UNIT (WMU) 30 and very close to WMU 29.

 

ABOUT THE TREES

It appears that the mature timber was harvested about 16 - 20 years ago and the new growth is coming up nicely.

Any trees that weren’t harvestable at that time were left and are now about 16 – 20  years older and taller.

The predominate trees on this property and in the area are Poplar Trees and Spruce Trees.

 

A review of the old Township Roll maps show that sometime in the past this property was an old homestead.

There were some buildings at one time when people lived and farmed there.

Today, there are no buildings left anymore and it would be hard to even find where they had been.

 

SERVICES

There are no services to the property.

No hydro, so anything built here would be OFF THE GRID.

We could see no evidence of any well or septic field.

 

NEIGHBOURS

The property to the immediate north is a privately owned property and that owner has about 80 acres in hay fields so a new owner of this property could bring his old fields back again too.

When you are at the property it appears that you are in the middle of nowhere yet you are really only two and a half kilometers from Highway 11.

 

The Town of Monteith is only 5 kilometers to the east as the crow flies or 9 kilometers by road.

The Town of Matheson is another 19 kilometers to the Southeast.

If you need to do major shopping then it is only 60 kilometers to the City of Timmins.

 

WHAT TO DO IN THIS AREA?

There are ample recreational opportunities to enjoy such as hunting, golfing, swimming, fishing, camping, picking blueberries, hockey, curling, skating, snowmobiling, etc.

The Town of Iroquois Falls is also known as The Garden Town of the North.

Iroquois Falls is a small vibrant town in Northern Ontario, Canada with a population of 4,537 in the Canada 2016 Census.

The town lies just off of Hwy 11 on the banks of the Abitibi River, west of Lake Abitibi, 670 km (420 miles) north of Toronto and 250 km (150 miles) south of James Bay.

Timmins, one of the largest cities in Northern Ontario is approximately 70 km (50 miles) to the west.
