ABOUT THE PROPERTY
This SECLUDED domain is constituted of a magnificent property with a varied topography and a mixed forest of Spruce Trees and Poplar Trees that has a HUGE LAKE FRONTAGE.
The parcel of land is made up of two properties that are separated by a small parcel between them (see the maps showing this)
The two properties total 301.58 Acres.
Entering the property, you’ll have access to an incredible property that has a road that goes across both plots and the property between them on the north side and then swings south wards on the east side of the lake.
You could make a network of ATV trails over the years to explore around your own hunter’s paradise.
Make the trails using your own sand and gravel from your own property.
There are thousands of acres of Crown lands to the west to the east and to the south to enlarge your playground.
At the present time the access is on a road off Highway 11 that is used by a couple of other property owners.
There is a gate where the road enters this property.
If you want your very own private access then you can get a permit from MTO to make your own entrance off Highway 11 into your property and build your own road using your own materials.
This property enjoys 2,133 feet of frontage on the west side of Highway 11.
There is a small portion of the property about 9 acres in size that is on the east side of Highway 11.

MORE ABOUT THE PROPERTY
This is good ground.
The land slopes down to Mignet Lake.
MIgnet Creek flows from the south end of the lake and eventually empties into Cash Creek.
There is plenty of sand and gravel so if you want to make roads or trails use your own gravel.
There is a section that was used to get gravel from in order to make some current trails.
Since there is no zoning this would make an ideal campground to rent out trailer sites or apply for a subdivision and make cottage lots.
Or keep it in the family and build cottages for you and each of your kids.
It appears that the property was selectively harvested sometime around 1990 to 1995.
PROPERTY POTENTIAL
Since there is no official plan or zoning what would you like to do with this property?
- Perhaps you may want to create a private campground for up to 50-100 camping spots where people can leave their trailers year round.
