LOCATED in Coulson Township which is located northeast of the Town of Matheson in beautiful Northeastern Ontario.
Coulson Township is an UNORGANIZED TOWNSHIP located a total of about 21.8 kilometers by roads from the Town of Matheson.
Last year in early fall the owner brought in a trailer and built an addition to the trailer on the property.
He hunted in fall and decided to stay at the trailer/cabin all winter with his dog.
He has used an 8 wheel ARGO with a plow attachment to plow the road for 7.1 kilometers from the Forestry Road to the trailer/cabin (SEE THE PICTURES).
This trailer/cabin can be your go to hunting cabin while you decide to pick a location to build your permanent larger cottage cabin.
He has said that it was an AMAZING EXPERIENCE, where he got to see many animals, and he got to experience off grid living, learning to enjoy the company of his companion dog and he got to feel like being a rugged mountain man, just like you see in the movies or read about in books.
What does unorganized township mean in the Province of Ontario?
An unorganized area or township is any geographic region that does not form part of a municipality.
In these areas, the lowest level of government is provincial.
The property taxes are paid to the Provincial Land Tax Authority.
Do you need a building permit in an unorganized township in Ontario?
Unorganized townships have no municipal authority to issue permits.
Some unorganized townships may be covered under Minister's zoning orders.
THIS TOWNSHIP IS NOT UNDER A MINISTER’S ZONING ORDER.
The unincorporated or unorganized areas in Ontario do not require building permits, but you do need to get an environmental permit for your septic system.
Today, there are many new types of composting systems that are very cost effective and very efficient so that you may not need to construct a typical septic system.
Of course, you can also just have a typical OUTHOUSE.
Since the TOWNSHIP IS UNORGANIZED, there is NO OFFICIAL PLAN, there is NO ZONING, there are NO ZONING BY-LAWS.
You can build what you want, where you want on your property, as big or as small as you want, build whatever you want, build as many buildings as you want.

There is a pond on the property that is about 1 acre in size.
We cannot see any creek or stream flowing into the pond so we are led to assume that it may be a spring fed pond.
A review of the contour maps indicates that the property slopes from the south portion of the property where it is at about 300 meters above sea level down to about 290 meters above sea level.
That is a drop of about 10 meters or about 32 feet which is not a significant drop over a half mile.
CROWN LAND ON THREE SIDES
When you own this property, every time you visit your property you will get that hideaway / getaway feeling of being in the middle of nowhere with minimal or no neighbours.
Crown land surrounds this property to the north, to the east and to the south.
You literally have many thousands of acres of Crown Lands to hunt on, explore on and play on.
DRIVE TO PROPERTY
In the non-winter months you can drive to this property in a truck.
There was a culvert on Crown land on a creek about two to two and a half kilometers before the property but it was washed out in the heavy snow melt in late spring of 2022.
Since the snow melt has finished, the creek is back to normal size and you can now cross the creek in a truck.
This area has snowy winters and if you require access to your cabin property during winter months you would have to either plow the road yourself or access the property by snowmobile.
The Township is unorganized.
There is no municipal office or employees .
There is no municipality providing you any services SO, THE PROPERTY TAXES ARE LOW and payable to the Province of Ontario.
OFF THE GRID
Here is your opportunity to live off grid in a cabin, in pristine natural surroundings, free of financial stress and those crazy urban lifestyle patterns.
Most people associate the phrase “off the grid” only with power sources.
