A NICE HUNTING GET A WAY PROPERTY

OFF THE GRID

LOTS OF PRIVACY

A unique 40 acre property at a great price!

Located in Clergue Township which is a township within the large boundary of TOWN OF IROQUOIS FALLS.

Clergue Township IS AN ORGANIZED TOWNSHIP.

ACCESS

We class this as a remote access property.

When the Seller bought this property back in 2009 there was a new and wide ATV trail that started just before where Meadow Creek crosses Highway 11 and went all through Crown Land to the property.

As the Seller is from out of country he has not had the opportunity to come back to the property in many years.

This ATV trail should have grown in by now and it probably has since no one has used it in a long time.

We think that remnants of this trail should still be evident and can be brushed out to where you can access the property in an ATV.

MEADOW CREEK

Over 2,300 feet of Meadow Creek meanders through the property.

That is almost a HALF MILE of creek to fish on.

There are Speckle Trout (Brook Trout) in Meadow Creek.

Looking at the aerial photos it appears that the average width of the creek varies from about 12 feet to 18 feet wide.

We would imagine that the creek would average from 2 feet to 6 feet in depth and maybe deeper in some places and in the pond areas.

TREES

The trees on the property are a mix of hardwoods like Poplar and some Birch and softwoods like Spruce and Balsam trees.

It appears that over half of the trees would appear to be Poplar Trees.

CROWN LAND

There are approximately 800 acres of Crown Land that abut this property.

You can hunt on the Crown Land and walk or ATV on Crown Land so go exploring.

You just can’t build on Crown Land.

PROPERTY RIGHTS

A review of the original patents show that the property comes with the following rights.

SURFACE RIGHTS COME WITH THE PROPERTY

MINERAL RIGHTS COME WITH THIS PROPERTY

TREE RIGHTS COME WITH THIS PROPERTY

SO WHAT CAN YOU DO ON THIS PROPERTY?

This property is a nice investment to hold for a number of years for you and your family.

You can get a permit to build yourself a “Hunt Camp” to use for when you or your family want to go hunting on your own property or on the Crown Land.

You can just go and relax and get away from it all by being secluded from the noise and lots of people that come from living in highly populated areas.

You can go berry picking and pick mushrooms on your property and on the Crown Lands.

You don’t have to build a cabin if you don’t want to so just pitch a tent and go camping.

You can teach your children or grandchildren about nature and the outdoors.

A list of recreational activities that the local residents enjoy each year include;

Fishing, Hunting, Snowshoeing, Hiking trails, Canoeing & Boating, snowmobiiling and Camping.

LIKE TO HUNT?

A review of the WMU maps indicate that this property is located in Wildlife Management Unit (WMU) 29.

With this property having a remote access ro it then most hunters will not even be aware that the property is there  and also having Meadow Creek flowing through it will mean that the game will be attracted to this area and that there will be minimal completion for the game.

LIKE TO FISH?

Enjoy fishing for Speckle Trout (Brook Trout) within your own property along the banks of Meadow Creek.

You may even be able to canoe on the creek all through your property.

FINANCING

There is no seller financing available on this property.

The seller is looking for a cash sale and we have priced the property accordingly.

HST is not applicable to this sale.
