IMPROVEMENTS TO THE PROPERTY
The current owner brought in a large excavator and first thing he did was place a culvert and build a driveway into the property.
He cleared a large building area and built it up with gravel.
He has built an outhouse.
He has also built a 12’ x 16’ stick frame cabin (Bunkhouse) that is fully enclosed and is unfinished on the inside.

THIS IS A DRIVE TO PROPERTY
The gravel road is so good that you could drive to this property in a car if you wanted.
The Timber Company who has the cutting limits on the nearby Crown Land has fixed up the Lipsett Lake Road and it is a nice road to drive on.
They fixed the road up as they have harvesting plans on Crown lands for the next 3-4 years.
TIMBER HARVESTED IN WINTER of 2017/2018
The mature timber was harvested in the winter of 2017 and 2018.
As you can see in the recent aerial photos, the property was not clear cut as tree lanes were left between the cuts.
The new growth is coming up nicely and it is attracting the big game.
TERRAIN
The property terrain is mostly flat land.
Topo maps show no contour lines on the property and the southwest corner shows a very small wet area.

There is no electrical power sources close by so you will be completely off the grid.
Get your power from solar, wind, generator, propane or a combination of all or some of these.
CROWN LANDS
This 40 acre parcel of land is surrounded by CROWN LAND on the north, west and south sides.
